Smoobu vs OwnerRez

Smoobu and OwnerRez both publish what they charge and both offer a 14-day trial, but they bill on different units. Smoobu prices per unit and lets a host choose between a 0.9% booking fee and a fee-free prepaid plan. OwnerRez prices per property, charges no booking fees or contracts, and sells property management, QuickBooks, hosted websites and SMS as paid extras. Smoobu is a Berlin company, while OwnerRez says it is a fully remote company and gives no country. The cheaper choice turns on your property count, the extras you need and how many bookings you take.

   The 0.9% fee choice

   Smoobu prints two ways to pay side by side on one page. Professional Flex carries a 0.9% booking fee, and Professional Prepaid and Pro+ carry none. In the sample selection we read, Flex was EUR 29 a month, Prepaid EUR 35 monthly or EUR 31.50 on a yearly term, and Pro+ EUR 55 a month. Yearly billing takes 10% off, two years 20%. OwnerRez has no equivalent choice to weigh up, because it states that it charges no booking fees at all.

   What the base price already contains

   Smoobu's Prepaid plan lists a website builder, channel manager, guest guide, online check-in, a booking system with Stripe and PayPal, full API access, statistics and teams. OwnerRez includes channel management, team access and digital signatures, with unlimited bookings. Both bases are generous for a small host, so the difference sits mainly in what each one adds later, once the business grows. Smoobu bundles a website builder where OwnerRez sells hosted websites separately, which gives Smoobu a slight edge.

   Where owner accounting is sold separately

   OwnerRez lists Property Management, covering owner statements and commission, as a premium feature priced on top of the per-property fee. It does the same with QuickBooks integration, Rezzy AI and SMS messaging, where usage fees start after 500 outbound segments. A manager's bill therefore grows past the entry price. Smoobu's own notes call its owner accounting and reporting basic, so OwnerRez offers the deeper route for someone running units for owners. The entry price is therefore only a starting point for that kind of business.

   Dynamic pricing and market availability

   Smoobu puts e-invoicing and dynamic pricing in Pro+, together with prioritised support and two write-access accounts. The vendor adds that both depend on market availability, so a host outside the supported markets pays for Pro+ without getting one of them. OwnerRez shows no dynamic pricing module on its pricing page, so a host who wants automatic rate changes must use a separate tool next to either product. Check this before you assume either vendor covers automatic rate changes for you.

   Channel links to Airbnb and Vrbo

   OwnerRez describes direct API channel integrations with Vrbo, Airbnb, Booking.com and Google Vacation Rentals, and includes channel management in its base price. Smoobu treats Airbnb, Vrbo and Booking.com as peers inside a calendar that counts units and nights, and its Prepaid plan includes the channel manager. Our pages name the portals more completely for OwnerRez, including Google Vacation Rentals, so it takes this round on how clearly the connections are stated, which suits hosts listing on Google too.

   Imprint, remote team and leaving with your data

   Smoobu GmbH gives a Berlin imprint at Pappelallee 78/79, with two managing directors. OwnerRez, Inc. calls itself a fully remote company spread over several countries and gives neither a postal address nor a country of establishment. It does state it is profitable and privately owned, with no debt and no outside investors, and its support centre has an article on exporting data. For buyers who want to know where a vendor sits, Smoobu is clearly the more open of the two.

Does Smoobu charge a commission on bookings?

Only on the Flex plan, which has a 0.9% booking fee. The Prepaid and Pro+ plans list a 0% booking fee. Which plan is cheaper therefore depends on your booking volume.

Can an OwnerRez host skip the paid extras?

Yes, because channel management, team access and digital signatures are in the base price. Property management, QuickBooks, hosted websites, SMS and Rezzy AI are the paid extras. A host with direct bookings only may never need them.

Which one gives a country for the company?

Smoobu does, with a Berlin imprint for Smoobu GmbH in Germany. OwnerRez gives its legal name as OwnerRez, Inc. and calls itself fully remote. It gives no country of establishment on its contact page.
