    DoorLoop lets a buyer finish setup without an implementation call, and its import expects a spreadsheet from whatever came before and runs in an afternoon. Buildium works without custom development, but our data records nothing about how quickly it goes live. On the evidence available, DoorLoop is the faster route for someone buying alone.

    Accounting an auditor would accept

    Buildium is named among the products that handle three-way trust reconciliation properly, which American managers holding owner and tenant money need. DoorLoop's accounting is adequate but not a general ledger you would hand to an auditor; depth is the trade it makes for simplicity. An agency answerable to many owners will feel that difference at month end.

    Track record and ownership

    Buildium is the product most American managers measure others against, with enough users that any question has been asked before. Since its acquisition by RealPage, the roadmap answers to a larger owner that customers do not influence. DoorLoop is positioned as the simpler successor. Familiarity favours Buildium and independence of roadmap does not, so this one rests with the buyer.

When neither fits

Both are residential and tuned to American banking, so a commercial or mixed portfolio needs Re-Leased, which models rent reviews, indexation and break options. A landlord unwilling to pay a subscription at all can look at Innago, which charges nothing for the software and takes a fee on card payments.

Is DoorLoop cheaper than Buildium for a small portfolio?

Usually, because Buildium sets a minimum unit count on each tier and DoorLoop stays cheap at small scale. Check the tier, though: DoorLoop's cheapest plan holds reporting and owner access back for an upgrade, and Buildium's entry tier also withholds features an agency needs.

Does DoorLoop have the same accounting depth as Buildium?

No. DoorLoop's accounting is described as adequate, not a general ledger fit for an auditor. Buildium is one of the products named as doing American three-way trust reconciliation properly. Have your accountant run one reconciliation on your own figures in each trial.

Do DoorLoop and Buildium work for property outside the United States?

Neither fits well. DoorLoop's payments, screening and e-signature are tuned to the United States, and its deposit handling and rent collection do not suit a European portfolio. Buildium is an American product with American trust accounting. Neither collects rent by SEPA direct debit.
