MaintainX alternatives: 11 CMMS tools compared

Teams leave MaintainX for one of three reasons: the features they assumed were standard sit in Premium, the vendor now has an Autodesk banner on its home page, or they want European hosting and a European counterparty. The list below runs from small European vendors through mid-market tools to enterprise systems.

Short answer: Yuman, DimoMaint and Mobility Work head the list of MaintainX alternatives drawn from our CMMS ranking. Our rule for order: vendors outside the big brands go first, and the largest names are not placed in the top three. Yuman is the one to try if you maintain sites for customers and the work order has to end in an invoice. The 11 entries that follow are all ranked in Best CMMS Software in 2026; each one explains what sets it apart from MaintainX.

Vendors can pay for more visibility on this website, for example a higher place in a ranking or more room on a page. Commercial relationships can also affect which products we feature and how prominently. Every vendor link is marked the same, whatever the arrangement behind it. How that works.

MaintainX

#6 of 12 in our CMMS ranking

  • Pricing: Free tier; paid per user per month, published
  • Established in: United States
  • Built for: Plants that need technicians recording work from day one
  • Not for: Reliability engineering with failure coding and downtime analysis
01

Why buyers look past MaintainX

  1. 01

Parts, meters and the API all sit in Premium

On the pricing page we read, Premium costs $65 per user per month billed annually ($75 monthly) and is where meter-based maintenance, parts inventory with purchase orders, time and cost tracking and the open REST API first appear. Essential at $20 does not list them. A plant that came for work orders and later needs stock control is moving from $20 to $65 per seat.

  2. 02

The free plan is a sampler, not a working tier

Basic is free forever with unlimited work orders and requesters, but it allows 2 work orders with attached procedures and 2 repeating work orders, and Advanced Analytics for one month. Essential raises procedures to 3 and Analytics to 3 months. Teams that run inspections from checklists reach those ceilings within the first week.

  3. 03

Ownership and hosting questions are open

The home page carries a banner saying MaintainX joins Autodesk and gives no terms. The security page lists SOC 2 and ISO 27001:2022 and calls the company GDPR ready, yet it does not say where data is hosted, and SSO is listed on the pricing page only under Enterprise. A European buyer with a data-protection officer will want written answers before signing.

What each one does differently

Yuman

France · Published

Yuman prices by plan and shows the figures: Core at 69 euros, Maintenance at 79, Advanced at 99 and Agentic at 119 per user per month. Core already includes offline mobile use, inventory, purchasing and an API, items MaintainX holds back for higher tiers. The audience is contractors and operators who invoice visits, so contract billing arrives with Advanced.

Switch from MaintainX if you maintain sites for customers and the work order has to end in an invoice.

DimoMaint

France · Published

DimoMaint comes from France and is sold in Express, Standard and Full editions, with a separate FM product for buildings. The MX edition runs in 18 languages, support answers in French, Spanish, English and German, and there are offices in France, Ireland, the UK, Germany, Mexico and Malaysia. A 30-day trial is offered. A deployment package, from $590, is part of getting started.

Switch from MaintainX if you run plants in several countries and want a vendor with local staff and a project team.

Mobility Work

France · On request

Mobility Work files equipment against a shared catalogue, so manuals, tags and supplier details arrive partly completed instead of typed by hand. The site states that data is hosted in France and offers a free trial through a contact form. Prices are not shown on the page we read. The catalogue helps most with common industrial machines.

Switch from MaintainX if building the asset register by hand is what slows your roll-out, and French hosting appeals.

Infraspeak

Portugal · On request

Infraspeak is a Portuguese facilities platform in which an operator and its subcontractors work in one system. Its apps cover work orders, preventive maintenance, inventory, supplier management and procurement, with over 100 integrations listed and an AI health score on assets. Pricing is quoted per organisation, by app. It is aimed at buildings and service chains more than at production lines.

Switch from MaintainX if outside contractors close part of your work orders and you manage buildings.

Limble CMMS

United States · See profile

Limble publishes three plans, Standard, Premium+ and Enterprise, and prices them only through a calculator. Offline mode, meter-based scheduling, vendor and purchase order management and the REST API start at Premium+. SSO is an add-on there and included in Enterprise. No trial is mentioned, only a demo. Standard limits procedure-attached work orders to 3 a month.

Switch from MaintainX if you want a mobile-first tool of the same kind and a closer look at price before a call.

UpKeep

United States · Published

UpKeep lists Essential at $24 and Premium at $55 per user per month, with Professional and Enterprise by quote. Parts with costing and PM scheduling begin at Premium, offline mode at Professional, and API and SSO at Enterprise. Essential and Premium come with a trial without a card. View-only users and requesters need no licence. Training packages start at $500.

Switch from MaintainX if you want to try a paid tier without a card and expect fewer than a dozen technicians.

Fiix

Canada · Published

Fiix has an ongoing free plan with 25 active PMs, then Basic at $45 and Professional at $75 per user per month, month-to-month or annual. Failure codes, e-signatures, an audit trail and database export are held for Enterprise, whose Integration Hub, custom API and SSO cost extra. The Rockwell Automation parent suits plants with factory-floor systems.

Switch from MaintainX if your maintenance data has to meet production systems and a free starting tier would help.

eMaint

United States · On request

eMaint offers Professional with a three-user minimum and Enterprise with five, both as a prepaid annual commitment, in dollars, euros or pounds. Features are bought à la carte, a sandbox account is included, and no trial is stated. Its strength is failure codes and downtime reporting from the Fluke side. Expect configuration work before technicians log in.

Switch from MaintainX if a reliability engineer wants downtime and failure analysis and the team can absorb a set-up project.

IFS Ultimo

Netherlands · On request

IFS Ultimo covers CMMS, fleet, HSE, infrastructure assets, medical and operations in one Dutch-run product, with a Dutch-language site, embedded AI and a quote-only model. Editions and minimum users are not described on the page we read. It is heavier than a work order app and fits sites where safety processes are part of maintenance.

Switch from MaintainX if safety, compliance and maintenance have to live in a single system and a longer project is acceptable.

IFS Ultimo holds rank 10 among 12 entries in our CMMS guide →

Siemens Asset Essentials

United States · On request

Siemens Asset Essentials, formerly sold as Brightly, is licensed annually per organisation on a quote. Capital planning and repair-or-replace decisions sit next to work orders, which suits public estates such as schools and councils. It is a US product under Siemens, and the interface has fewer of the messaging touches technicians like in MaintainX.

Switch from MaintainX if a school district or council budgets against asset condition and replacement plans.

IBM Maximo

United States · Published

IBM Maximo is licensed through AppPoints across a suite and can run as SaaS or on premises. Linear assets, such as rail lines and grids, and deep configuration set it apart from every tool above. A rollout is a programme with partners, so it only makes sense for operators with tens of thousands of assets.

Switch from MaintainX if your assets are networks, not buildings, and you have a team to run a multi-year programme.

When MaintainX is still the right choice

MaintainX stays the sensible pick when the main problem is getting technicians to close work orders from a phone. The home page describes work orders, preventive maintenance, checklists, inspections, parts inventory and field service, and says over 15,000 companies use it. Its integrations page lists SAP, Oracle NetSuite, Microsoft Dynamics 365, Infor, Power BI, Slack and Samsara, and security shows SOC 2 and ISO 27001:2022. Enterprise adds SSO and a 99.9% uptime SLA. If Premium covers your needs and the Autodesk banner worries nobody, moving costs more than it saves.

05

What moving off MaintainX involves

  1. 01

Check which tier your features need

List what you use daily, such as meters, parts, purchase orders, API calls and analytics, and note which MaintainX plan unlocks each one. The same features may sit in a lower tier elsewhere, or higher.

  2. 02

Export assets, procedures and history first

Ask for exports of asset lists, procedures and closed work orders before cancelling, and agree what the new vendor can import. The Open API is in Premium, so a lower plan may need a support request.

  3. 03

    Run one site in parallel

Move one site or one crew first and let technicians use the new app for a month. Open work orders and repeating schedules are where mismatches show up.

Which MaintainX alternative suits a maintenance contractor?

Yuman is built for contractors who invoice visits: Advanced adds customer contract management and automatic contract billing. Infraspeak connects operators and their suppliers, which suits facilities work.

What replaces MaintainX for a large utility or rail operator?

IBM Maximo handles linear assets and deep configuration at AppPoints-based licensing, and IFS Ultimo adds safety and compliance processes. Both are projects, not downloads, so allow time.
